- What are the current interest rates for the programs I'm interested in and how do they compare to the market average?
- What fees and closing costs are associated with each program and how can I minimize them?
- Can you help me estimate my monthly payments under each program and how they might change over time?
- What other factors should I consider when choosing a mortgage program and how can you help me make an informed decision?

At the end of the day, choosing the right mortgage program is an important decision that can have a big impact on your financial future. It’s true that renting has its perks, such as flexibility and the ability to avoid the responsibilities and costs associated with owning a home.

However, it is also true that monthly rent payments can be considered similar to paying 100% interest, as the money you pay in rent is not building equity or providing any long-term financial benefit.

When you buy you get:

-An appreciating investment (existing-home sale prices rose 14.6% in 2021! According to the National Association of Realtors)
-Increasing equity (every month, the bank owns less of your home, and you own more.)
-Predictable housing costs (a fixed-rate mortgage will never change)
-Advantages come tax time
-Freedom to personalize however you choose

Happy Friday! ✨Today we’re answering some of the most common mortgage questions.

Q: How far in advance should I apply for a mortgage?
A: Ideally, you want to start the process when you are shopping around for a new home. Doing so will tell you exactly how much you can afford, what your monthly payments will be, and what your total monthly obligations are.
Q: Do I need 20% down to purchase a house?
A: While putting 20% down can improve your chances of getting approved and locking in a lower rate (and monthly payment), lenders and mortgage programs will accept less than 20% so long as you buy mortgage insurance.
Q: I just got a new job. Will this impact getting a mortgage?
A: Most lenders like to see a two-year job history in the same field though changing jobs for a better position could be seen as favorable.
Q: Once I have my pre-approval can I still shop around for mortgages?
A:Yes!Even a small change in interest rates can make a big difference over time, so we highly recommend shopping around.

Yes! We can confidently tell you that curb appeal makes the best first impression when it hits the market.

Here’s why: Homes with high curb appeal sell for an average of 7% more than similar houses with bland exteriors. If there are lots of homes on the market, that percentage DOUBLES to 14%.

Bottom line: If you want top dollar for your home, mow the lawn, spread fresh mulch, plant some seasonal flowers, and power up the pressure washer.

Want to save money on your next mortgage? This post is for you!

With interest rates on the rise, getting the best possible rate is even more important than ever.

Remember, your interest rate depends on several things, like your credit score, the value of the home, and your debt load. So, if you wanna to save by locking in the best rate, here are three tips you can't afford to ignore:

1. Improve your credit score now. Figure out what you need to do to bump it higher, like paying down outstanding balances.
2. Shop around for lenders. Instead of going with the first lender you talk to, contact several and compare your options to make sure you get the best deal.
3. Boost your down payment. This may be a no-brainer, but the more you put down at the time of closing, the less you’ll pay on the loan. Plus, lenders view higher down payments as less risky loans, which could reduce your interest rate.

The truth is – it is getting harder to save as rates are on the rise, but there are steps you can take today that will make a difference.

With the continuous rise of interest rates, we decided to reach out to some of our preferred lenders. To find out what programs they have that can help our clients get the best possible rate.

Here’s what they recommended:

- Temporary Interest Buydown: lets you temporarily lower your interest during the first couple of years of homeownership in exchange for an additional upfront charge.

- Interest Only Loan: you only pay interest the first several years of the loan — making your monthly payments lower during the interest only period. (the first 10 years of the loan)

-Mortgage relationship pricing: Allows you to earn a lower interest rate on your mortgage or a credit on your closing costs when you bank with them. (e.g., Citibank)
