🏡 Orange County Housing Market Update | June 2026
As we move into summer, the Orange County housing market continues to shift. Inventory has been climbing across much of the county, giving buyers more options, while demand has begun to cool compared to earlier in the year.
A few notable trends:
📈 Inventory is up in many markets, including Irvine, Aliso Viejo, and Huntington Beach.
📉 Demand has softened in several coastal communities, including Dana Point, Newport Beach, and Laguna Beach.
🏷️ Price reductions remain common, with 27%–43% of active listings reducing their asking price.
⏳ Expected market times continue to lengthen, creating a more balanced environment for buyers and sellers.
That said, real estate remains hyper-local. While some cities are seeing slower activity, others like Huntington Beach, San Clemente, and Corona del Mar continue to show strong buyer interest.
The biggest takeaway? Proper pricing and realistic expectations are more important than ever.
If you’re curious how these trends impact your home’s value or your plans to buy or sell, I’d be happy to share a more detailed look at your specific neighborhood.
