Bidding wars are still common for SoCal homes, but much less so than in 2021, when rates were lower—nearly half of all homes sold above their asking price vs. about two-thirds two years ago. It’s still a seller’s market but with fewer people who can afford to buy and even fewer homes for sale.

The median price of a SoCal home — dipped to $735k in August, down from $740k in July, real estate data firm CoreLogic reported

⭐️ Breakdown of prices and sales, showing year-over-year percentage changes:

— Los Angeles County’s median rose 1.2% to $830,000; sales were down 11.5% to 5,065 transactions.

— Orange County’s median rose 10.3% to a record high of $1.086 million; sales were down 12.4% to 2,235 transactions.

— Riverside County’s median decreased 0.5% to $560,000; sales were down 20.8% to 2,940 transactions.

— San Bernardino County’s median rose 2.1% to $495,000; sales were down 15.6% to 2,194 transactions.

— San Diego County’s median rose 5.1% to $840,000; sales were down 21.2% to 2,617 transactions.

— Ventura County’s median rose 5.1% to a record high of $818,500; sales were down 24.7% to 608 transactions.
