One of the best parts of being a CRE broker is having a front row seat to a company’s evolution. Many businesses start out operating in flex environments like this and, over time, may grow into needing larger industrial facilities.

Just wrapped up a deal for a long-time client at Redhill Business Park in Tustin, a well-located office-flex project with truck door units and convenient access to the 5 and 55 freeways.

What made this one especially attractive was how move in ready the space was, allowing my client the ability to step right in and focus on operations.

I also want to thank Maria Meyer of The Olen Company for representing ownership and helping make this a smooth and collaborative transaction. Even when we are on opposite sides of the negotiating table, the shared goal of getting the deal done never gets lost.

4 Hutton Centre has clearly become a fan favorite for law firms based on the recent activity.

Special thanks to Michael Props of CBRE for helping get this beautiful 6th floor office space leased. I’ve wanted to get a deal done with Michael for some time, so it was especially rewarding to finally get this one inked yesterday. Looking forward to many more.

There is a reason this building continues to attract attention. Great views, strong presence, and a lake setting that gives tenants a chance to step away, clear their head, and reset before the next meeting or call.

This one took time.

Hard to believe I’ve been working on this portfolio all the way back to when Shohei Ohtani was an Anaheim Angel.

It is also a reminder of how this business really works. Over the years, there were deals for Suite 425 (4,850 SF), a high-quality move-in ready spec suite, that got to the one-yard line and died for the most unique reasons.

There were also interested groups we stayed engaged with for months, and in some cases years, without anything meaningful materializing.

To finally get this one done is truly rewarding.

We now only have two vacancies left at the property, and both are seeing strong activity.

This one was for a long-time Orange County client of mine who already had a presence in Henderson and needed to relocate their office as part of their next phase of growth.

We’ve executed the lease, and the team will be moving into the new space later in 2026.

Met with the CEO at FundMerica on December 19, 2025 to talk about growth and expansion. During the meeting, I noticed something funny, his office artwork was almost identical to what I have in mine. Same taste, same mindset.

Fast forward:
• LOI signed on Christmas Eve
• Amendment executed January 7, 2026
• 3,023 SF expansion completed

After the deal closed, we realized we had something else in common too, he’s a big Kobe Bryant fan, just like me. Always fun when a deal turns into a real relationship.

Another lease completed on the second floor at 4 Hutton, and momentum remains strong. December can be unpredictable in commercial real estate, but we stay active, engaged, and ready to execute.
