After a couple weeks of searching through South Orange County and refining his search, we found the one that actually fit what he wanted. Once we did, he jumped on it!

Took a couple days of negotiating, but we're officially in escrow!

Now off to inspections!

Two years ago, they walked into one of my listings and it was the wrong house at the wrong time.

They decided to rent and wait it out.

Last month, a home with a view hit the market and they jumped on it and we got the house accepted after beating out multiple offers - including one that was all cash!

In escrow, inspections turned up repairs and we negotiated over $7,000 in credits — so the fixes come out of the sale, not from their savings!

Two years ago, they walked into one of my listings in Mission Viejo.

Wrong house. Wrong timing. They decided to rent and wait it out.

Last month, a home with a view hit the market. Multiple offers within days!

We submitted a clean offer with everything buttoned up and with clear communication with the agent.

Instead of a multiple counter offer sent to the whole field, they countered us directly.

One counter. Accepted. ✅

Off to escrow!

They reached out February 20th from Virginia. Home they absolutely loved. One problem — an offer had already been accepted…

Easy move? Tell them it's gone and set up a new search. That's what most agents do.

I told them to submit anyway. As a backup.

Here's why that matters: in today's Orange County market, nearly 15% of homes under contract are falling out of escrow — Backup offers aren't a long shot anymore. They're a strategy.

Kept checking in. Kept the listing agent warm.

March 5th — the other buyer got cold feet. We slipped right in and avoided them going back to the market.

What’s even better is we closed at a price below the appraised value! My clients got the home they loved AND instant equity. From 2,700 miles away.

The easy way would have been to forget it. Glad we fought for it.
