Easy move? Tell them it's gone and set up a new search. That's what most agents do.

I told them to submit anyway. As a backup.

Here's why that matters: in today's Orange County market, nearly 15% of homes under contract are falling out of escrow — Backup offers aren't a long shot anymore. They're a strategy.

Kept checking in. Kept the listing agent warm.

March 5th — the other buyer got cold feet. We slipped right in and avoided them going back to the market.

What’s even better is we closed at a price below the appraised value! My clients got the home they loved AND instant equity. From 2,700 miles away.

The easy way would have been to forget it. Glad we fought for it.

A fellow agent up in NorCal referred his family member to me. So yeah — the pressure was on!

We spent weeks narrowing down the right city, the right neighborhood, the right price point. Compared Mello-Roos vs. non-Mello-Roos communities. Looked at what you actually get at $900k vs. $1M in different parts of South Orange County.

Eventually we zeroed in on one home in Mission Viejo.

Here's where it got interesting! The listing agent already knew our lender. And right before we submitted the offer, we were at the same networking event. Got face time. Put a name to the paperwork. That relationship gave us an edge over the other offers on the table!

Now we're in escrow — and this family is one step closer to calling Mission Viejo home! 🏡

🗓️ Jan 27th - was referred to me by a past client and jumped on a call to go over their goals, timeline and expectations.

✍🏼 Jan 28th - They saw a home they liked from the weekend and wanted to write an offer.

😞 Jan 30th - Got word that a cash offer came in and beat everyone out...

⏩ Feb 13th - Fast forward 2 weeks of showings and offers written and we got an offer accepted!

Now off to escrow!
