If you're self-managing your rental, here's something worth knowing β you're probably paying more for repairs than you need to. π§
It's not your fault. It's a positioning problem.
When you own one property, every vendor you call sees you as a one-time job. No priority. No preferred pricing. No relationship to maintain.
A property management company with a large portfolio? They get faster response times, better rates, and contractors who actually show up when they say they will β because there's ongoing business on the line.
But here's the good news β you can close that gap.
Build your vendor relationships before something breaks. Find a plumber, an electrician, a handyman you trust β and use them consistently. Become a repeat customer. So when something goes wrong at the worst possible time, you're making one call instead of scrolling through Google at 9pm. π
Most landlords don't do this until they've already had a bad experience.
Don't wait for the bad experience. π
