π The lease renewal decision is more than a legal or financial one. It's a relationship signal β and what you communicate or don't communicate matters more than most landlords realize.
Offering a renewal early and with clear terms tells the tenant something important. That you value them and you want the relationship to continue. Most good tenants respond well to that signal and it significantly increases the likelihood they stay. β
Letting the lease expire into month-to-month without saying anything sends a completely different message. π¬ Ambiguity. The tenant doesn't know whether you're planning to sell, move back in, or make changes. That uncertainty creates anxiety.
And anxious tenants do what anyone does when they're uncertain about their housing β they start looking at their options. π¨
Even when month-to-month is the right choice for your situation, communicate it clearly. π A simple message goes a long way:
"We're going month-to-month. Same terms continue. Here's how to reach me if anything comes up."
That one message replaces ambiguity with clarity. And the relationship is always better when both parties know where they stand. π
