2025 was the third-straight year in which local homebuying was slower than 2007 — when the housing bubble was crashing.

Orange County Active listings rose Another 7% over the last 2 weeks to 4468 - the highest level in 5 years! The rate of Inventory increase, January into May, that's the fastest in 15 years! The Market is changing.

Demand is low - only 1546 new Escrows opened over the last 30 days. This is the lowest Demand during April-May, in over 21 years!!

Market Time jumped up 7% in just 2 weeks! We're now at 2.9 months, or 87 days. Market Time has risen 30% over the last 60 days.

Orange County residential Inventory is up a whopping 31% over the last two months and is 80% higher than April 2024! Inventory is 4186 Active Listings - the Highest since September 2020 and growing at the fastest rate since 2018! The trend is for Inventory to continue to grow rapidly in Orange Co.

Demand (the number of new Escrows) is 9% lower than April 2024. Affordability is the main culprit. Mortgage rates remain elevated, and Consumer sentiment has collapsed since the announcement of deep tariffs. Some potential Buyers are putting their Home search on hold.

Market Time (Inventory divided by the number of new Escrows opened over the last 30 days) spiked over the last six weeks - up 30% from 2.07 months to 2.70 months (62 days to 81 days)! Market Time has not risen this quickly since the Pandemic. Market Time will continue to rise briskly through the Spring and Summer, and won't change until there's a noticeable drop in mortgage rates.

"Sellers are losing their grip on calling the shots and must now be very precise in their pricing, or they risk not finding success and a further slowing of the market down the road," according to Steven Thomas - Quantitative Economics and Decision Sciences.

All surrounding Counties - Los Angeles, Ventura, San Bernardino, Riverside and San Diego - are experiencing swiftly rising Inventory and lower Demand.

Remember back in 2006 when Homes Sold for crazy Prices? I believe the Market crashed. Orange County's Median Sales Price drop 44.5% May 2007 to January 2009 - in just 20 months!
Unfortunately, the example below looks like the same kind of crazy Price...
An 800 SqFt, 2-bdr, 1 bath House in poor condition, in Redondo Beach was asking $870,000. It Sold in 15 Days for $1,425,000! $555,000 OVER ASKING PRICE! 64% OVER ASKING PRICE!

History may not repeat itself, but it certainly rhymes.
