Thinking about buying a condo in California? Here’s something a lot of people don’t realize until it’s too late…

When you buy a condo, the lender doesn’t just approve you — they also review the HOA. I’ve seen fully qualified buyers get denied because the HOA didn’t pass the lender’s checklist.

Some common HOA red flags:
• Too many rentals
• Lawsuits
• Low reserves
• Owners behind on dues
• Big special assessments

And here’s the California-specific curveball 👇

🚨 Balcony rules
California now requires HOAs to inspect wood-supported balconies, decks, and stairways. If those inspections aren’t done, or repairs aren’t funded, lenders can hit pause or say no altogether.

Even if repairs are “planned,” uncertainty alone can derail a deal.

This is why I always recommend reviewing HOA docs before getting too deep into escrow. It can save a ton of stress (and money).
