The question everyone has been asking me...
How has COVID-19 affected the housing market?
Our thoughts are with you and your family at this time of uncertainty. You are not alone. Our health, our family, our finances, and even our property values concern us. We prospered after 9/11 and I believe we will prosper again very soon. Information is key and I will try to relay what we learn periodically. We will get through this together and be stronger than ever.
Affects on the market:
1. Demand has dropped as people are beginning to understand and practice social distancing. Normally this is a time of year where demand continues to rise into the summer months, but in the past two weeks we have seen buyer demand drop significantly. Most buyers who do not need to move are putting their searches on hold.
2. Homes "On Hold"
After the governor's "stay at home" order, many sellers are also opting to wait for the crisis to end to sell their homes, especially . I suspect we'll continue to see more of this, decreasing our supply of homes for sale. .
3. The Luxury End hit hardest
While demand across the board has suffered, this is especially true in the high end. Demand for homes above $1.25M has dropped considerably in the past two weeks. The result has been an increase in expected market time, especially in the highest end.
What does all of this mean?
Despite all that is going on, we do not expect a plummeting housing market with foreclosures and short sales like we saw in 2008-2010. The state of the housing market is very different today - we still have a lack of inventory under $1.5M, We don't know the full extent of the Coronavirus as of yet but housing, like every other market, still follows the laws of supply and demand and for most homes we still have a long way to go before these two curves even. We do expect continued slowing as we're all under the same "stay at home" orders. We are finding more created ways to show properties virtually, sign necessary documents electronically, so we are still conducting business utilizing technology.
