I get this question almost every week: 'Is it still a good time to sell in South OC?'

The honest answer is yes — but with conditions that matter.

Sellers still have the advantage here because:

→ Inventory relative to demand is still below historical norms
→ Relocation buyers from Los Angeles are a consistent source of demand
→ Most South OC homeowners have significant equity and aren't under pressure

A few months ago, Eric and I were sitting at an awards event when we realized we'd rather be home.

We had just been named one of the Top 10 Small Teams in our Southern California region. It was a real honor. The kind of thing you work toward for years.

And halfway through the evening, we looked at each other and quietly left.

We got home just in time for bedtime. Izzy, Nico, and Siena were still awake. The little voices yelling 'Mommy! Daddy!' when we walked through the door — that was the best part of the night. It wasn't even close.

I share this not to be humble about the recognition — I'm genuinely proud of what we've built. But because I think it's important to say out loud:

The clients we work with most often are move-up buyers — families who have outgrown their current home and are ready for the next chapter.

Here's what we're seeing with this group right now:

→ Equity positions are strong. Most South OC homeowners who bought 5+ years ago are sitting on substantial gains. That equity is doing a lot of work in today's financing environment.

→ The contingent purchase is back. Coordinating the sale of an existing home with the purchase of a new one felt almost impossible two years ago. Today, with the right strategy and team, it's entirely doable — and it's how most move-up buyers are navigating this.

→ The school district is driving the decision. Families aren't just buying square footage. They're buying into Capistrano Unified or a specific elementary school. That narrows the target and sharpens the strategy.

I grew up watching my parents work in real estate.

And I swore I would never do it.

Eric and I got our licenses in 2014 — I was 24 years old, no clients, no book of business, and honestly, no idea what I was doing. I just knew I wasn't going to let fear make the decision for me.

The first few years were hard in ways I didn't expect. Not just the work — but the identity. Learning how to show up as a professional when I still felt like I was figuring it out.

What kept me going was simple: I cared more about the people than I did about the transaction. Every client we worked with was trusting us with one of the biggest decisions of their lives. I didn't take that lightly then, and I don't now.

That gap between those two numbers tells you everything about this market.

The median tells you what a well-prepared, well-priced home actually does. It moves in about five weeks.

The average gets pulled up by the homes that sit. The ones that came in too high, weren't ready to show, or didn't have a clear strategy behind them.

Two homes. Same zip code. Same price point. One sells in two weeks. One sits for three months.

The difference is almost never the home itself.

It's the preparation before day one. The pricing conversation that most sellers don't want to have but need to. The marketing that creates urgency instead of waiting for it to appear.

That headline is making a lot of people nervous right now. Sellers especially.

But here's what that number doesn't tell you.

More inventory doesn't mean a soft market. It means a more discerning one.

We're coming off historically tight conditions. 30% up from almost nothing is still not a lot of homes. Buyer demand in South OC has kept pace with that increase — communities like Laguna Niguel, Aliso Viejo, and RSM are still seeing competition on the right homes.

The shift is this: buyers have gotten smarter. They're doing their research. They know the comps. They know when a home is priced right — and they know when it isn't.

The homes that are priced well, prepared well, and marketed well? Still moving. Often with multiple offers.

The homes that aren't? Sitting. And every week that passes makes it harder.

More inventory doesn't change what works. It just makes ex*****on matter more.

A homeowner reached out wanting to sell.

Beautiful home. Desirable neighborhood. They had a price in mind that was, in my honest assessment, about 10–12% above where the market would receive it.

I told them that directly. Showed them the comps. Walked them through the math.

They wanted to test the market anyway. I wished them well and walked away from the listing.

Six weeks later they called back. The home had sat. There had been a price reduction. The listing felt stale. They wanted to know if I'd still take it on.

We relisted it with a strategy built around the right price from the start, proper preparation, and our marketing approach. It sold in seven days.

The lesson I carry from moments like that: the most valuable thing I can offer a client is the truth — even when it's not what they want to hear.

A good agent isn't the one who agrees with your number. It's the one who earns your trust before they ever need it.
