Many home buyers have the conundrum of needing to sell their current home in order to buy their next home. This is known as a "contingent sale/purchase" but sellers often don't want to accept a contingent offer since there's no guarantee your own home will sell and they don't want to take their home off market without a guarantee. There are two better options available: a seller leaseback and a short term rental. Both of these options make your offer on the next home a lot stronger. Watch my new video to find out more! How are millennials impacting our market? If you’re a seller, there are a few home buying trends from this demographic that you need to be aware of. First of all, they tend to be independent when starting their home search. They prefer to look at and research homes online before contacting an agent or seeing them in person. Having home insurance is a critical part of homeownership because it protects us from losing our largest asset or suffering financial ruin. Even still, it’s very important to know when insurance should be used and when it shouldn’t be. One of my seller clients learned that the hard way recently when their buyer was denied home insurance on their property. Why? Though there are many methods by which you can obtain your home’s market value, it’s important to recognize that most of them will fall short when it comes to accuracy. Zillow’s Zestimate feature, for example, has a 9% error rate, and that percentage has been found to be even higher in Southern California. A lot of people have been asking me about the real estate market lately so I wanted to bring you a quick update today. The latest numbers are in, and I compared them to last year’s to get a better sense of where we’re at and where we’re headed. Inventory is up by 26% from where it was at this time last year, but pending sales have remained flat. Homes aren’t selling as quickly as they have been in the past few years, but we’re definitely still in a seller’s market.
