Woohoo! Just Closed on a 2-bedroom in Iao Parkside! Here is how it happened:
These lovely educators reached out to me 2.5 years ago when they were moving from Oahu to Maui for work. They wanted to find something close to campus, affordable, and dog-friendly but prices were high and a rental made more sense for them… so, we stayed in contact and kept an eye on the market. As prices dropped and their lease was coming to an end, we found an opportunity and negotiated a deal! My buyers were excited but it needed lots of work and sweat equity. Fortunately, I heard about another unit in the complex that was in much better condition and was having issues with their escrow. The previous buyers’ agent was not communicating well with delay after delay and the seller was tired of it. We saw the unit, and even though I had not worked with the listing agent before, my reputation got us in the door. I was able to navigate changing escrows for my clients to get the nicer unit for basically the same price! With solid communication, I brought it to the finish line with happy clients all around!
In summary, there are 3 valuable lessons from this deal for buyers to remeber:
1. Buying real estate doesn’t happen overnight, take your time and find the right opportunity for you
2. Choose a realtor with good communication because it could cost you the deal
3. Even though you are under contract, your realtor should be keeping an eye on what is changing in the market, because you could find something better
