Nationally, home values appreciated by about 1.5% in late Q2, just a slight uptick from the 1% seen in mid-Q2—yet still around two points shy of the inflation rate, which hovered near 3.5%. When you factor in inflation, real home values declined for the 13th consecutive month. However, with inflation cooling and nominal prices firmer, that downward trend has slowed. It’s worth noting that, since early 2012, one federal measure has reported positive annual appreciation every quarter, a sign of the housing market’s resilience—even as real values feel the squeeze. As we move into the second half of the year, affordability remains a top concern. Typical monthly payments on existing single-family homes have risen again, making the path to homeownership even steeper for first-time buyers.
