Why would a Vista, CA Realtor call herself The Real Estate Witch? Because somewhere along the way, my work in North County San Diego real estate became about a whole lot more than houses.

And no, I don't choose your house with a crystal ball. šŸ˜‚šŸ”®

Although admittedly, that would make my job easier.

I use the word witch because it's part of who I am, but also because it describes the way I move through this work.

I pay attention.

To the house, yes.

But also to the humans standing inside it.
To what isn't working anymore.

To what they're afraid of.

To what they're trying to build next.

To the thing they keep saying they don't need that somehow comes up at every single house we see. šŸ‘€

Real estate is full of spreadsheets, contracts, inspections, negotiations, market data, comparable sales, interest rates and very real financial consequences.

I take all of that VERY seriously.

But humans don't make enormous life decisions with spreadsheets alone.

There's timing. There's intuition. There's identity. There's grief sometimes. There's excitement. There's that strange little moment when you walk into a house and realize you can suddenly picture a life there.

I've always been fascinated by thresholds and transitions.

Turns out, that's basically real estate.

One home to another.
One season of life to the next.
One version of yourself into whoever you're becoming.

So yes.
I'm a Realtor.

I'm also a witch.

And somehow The Real Estate Witch became the most accurate job title I've ever had. šŸ”®šŸ”

Why is a Vista, CA real estate brokerage called Coven? Because we think North County San Diego real estate should feel a whole lot more human than the industry has made it.

A coven is a group of people brought together by shared values, mutual support, and the belief that we're stronger when we actually give a s**t about one another.

Yeah. That sounds about right. šŸ–¤

Coven Real Estate was never supposed to be a factory for transactions.

We don't measure a good year by how many people we can shove through a funnel.

We care about whether the people who trusted us made decisions that were actually right for their lives.

Because buying or selling a home isn't happening in a vacuum.

Maybe your family has outgrown the house you're in.

Maybe you're moving to North County San Diego because you want more room to breathe.

Maybe you're selling a home you've loved for decades.

Maybe you're helping aging parents figure out what comes next.

Maybe you're starting over.

Maybe you're finally planting roots.

Those aren't transactions.

They're transitions.

And we believe you deserve good information, thoughtful guidance, real local knowledge, and someone willing to look at the whole damn picture with you.

We also believe a real estate brokerage should contribute something to the place where it does business. Community isn't a marketing demographic. It's where we live.

Buying a house together? šŸ”

Before you worry about the down payment, mortgage rate, neighborhood, square footage or whether you both agree on the kitchen...

I have 7 MUCH bigger questions for you.

Because buying a home with your partner isnā€™t just a real estate decision.

Youā€™re legally and financially attaching yourself to another human being through what may be one of the largest investments of your life.

And I have unfortunately handled enough divorce real estate to know what happens when people figure out AFTER closing that they werenā€™t nearly as compatible as they thought.

Someone cheats...

Someone lies...

You discover you have completely different relationships with money...

You handle conflict differently...

You realize youā€™re not actually building the same future...

And suddenly youā€™re not just dealing with heartbreak. Youā€™re trying to untangle a mortgage, title, equity, refinancing, a possible buyout, kids, pets and a whole life you thought you were building together.

So whether youā€™re a first-time home buyer, married, unmarried, buying with your boyfriend, girlfriend, best friend, sibling or whoever you consider your person...

Please figure out whether youā€™re buying the right house with the right PERSON before you start house hunting.

Because a deed cannot make someone loyal.

A mortgage cannot make someone honest.

And a house will not fix a relationship.

The pickleballers have defeated the gate. And somehow that wasnā€™t even the biggest story from the latest Vista City Council meeting.

Weā€™ve got a $1.83 MILLION question hanging over the AVO, a potential $10 million swing for a real community center in Vista, a new economic development roadmap, some VERY public public commentā€¦ and yes, the City of Vista is apparently deploying an actual chain against rogue pickleballers.

I watched the 3-hour meeting so you donā€™t have to.ā˜•ļø
