In March 2024, pending home sales rose 3.4% month-over-month. NAR forecasts 4.46 million existing-home sales in 2024, a 9% increase from 2023.

Gen Z is buying homes in cheaper parts of the country.

These areas all have home prices significantly below the national median list price of $424,900 in March, with most at least $100,000 lower.

Many of these metros are close to military bases, making them popular for buyers using U.S. Department of Veterans Affairs loans, which require no down payment and offer lower mortgage rates.

The ability to work remotely is also aiding Gen Z in becoming homeowners.

"Gen Zers with college degrees have flexible work arrangements, from fully remote to hybrid," says Mark Beal, a Rutgers University professor specializing in Gen Z. "This flexibility allows them to purchase homes anywhere in the country."
