Most buyers walk into a house and immediately notice paint colors, kitchens, and countertops.

I’m usually focused on the expensive stuff first.
Roof age. HVAC condition. Drainage. Water damage. Layout functionality. Natural light.

Especially in Southwest Louisiana, those things matter way more long-term than cosmetic updates.

You can repaint walls later.
You can’t magically replace a roof for free.

Growing up around contractors, plant workers, and blue collar families taught me to notice houses differently, and honestly, that perspective helps my clients avoid a lot of expensive surprises.
