Some events are fun…
And then some events remind you what community is really about. 🎯

This past weekend at The 3rd Annual Co****le Tournament Benefiting St. Francis House, it was nothing but laughs, competition, and great people all around.

From the first toss to the last game — the energy was unreal.
And somehow… we battled our way into Top 5 out of 32 teams. 😤🔥
Not bad… but next year?
We’re coming for the win. 🏆 Isn't that right Jon Valentine...

Huge shoutout to HMA Mortgage for putting together an incredible event and bringing everyone together for a great cause with the St. Francis House in Gainesville. Based on that crowd, there’s no doubt a ton was raised. — and that’s what makes it even better. 🙌
And let’s talk about the FOOD…

Smoking Fatties BBQ & More absolutely showed out —
the brisket and cheesy potatoes were next level. 🍖🔥
Then we had to top it off with an oversized ice cream sandwich from Rocky Road Rascals Ice Cream… no regrets. 🍨😂

What Really Goes Into Installing LVP Flooring on a Concrete Slab

🏠 Ever wondered what actually happens before luxury vinyl plank (LVP) flooring goes down in a new home?
Most people see the finished floors and think the installer just starts snapping boards together. In reality, there’s a detailed process that has to happen first—especially when installing over a concrete slab foundation.

Here’s what’s happening in this video 👇

🔹 Moisture Testing- Concrete holds moisture long after it’s poured. Installers must check moisture levels before flooring goes down to prevent warping or failure later.

🔹 V***r Barrier Installation- A moisture barrier (often plastic or underlayment) is installed between the slab and the flooring. This protects the planks from moisture migrating up through the concrete.

🔹 Surface Prep- The slab must be clean, level, and free of debris. Any bumps or dips may need grinding or leveling compound before flooring can begin.

🔹 Expansion Gaps- Installers leave small gaps along walls and edges so the flooring can naturally expand and contract with temperature changes.

🔹 Plank Layout Planning- Before installation, installers usually map out the plank direction and spacing to avoid small slivers along walls and keep the layout visually balanced.

🔹 Click-Lock Installation- Most LVP uses a floating click-lock system, meaning the planks lock together rather than being glued to the slab.

🔹 Trim & Finishing- Once the floor is installed, baseboards or trim are installed to cover the expansion gaps and give everything that finished look.

A lot more goes into flooring installation than most people realize—and this is just one step in the overall construction timeline.

😂 A real conversation I just had Yesterday in Bell, FL…

She paid $4,200 to move in across the street and start renting a dated 2-bed, 2-bath house with only 1,100 sq. ft. for $1,600 a month, when she could potentially be buying her own larger, brand-new 3-bed, 2-bath home with 1,479 sq. ft. for less than $1,000 down and a lower mortgage of around $1,500 a month.
Blows my mind.

She couldn’t stop complaining about her land lord already and how filthy the rental was. She charged him to clean it because it was so dirty.
Me: “How much is your rent?”
Her: “$1,600.”
Me: “The mortgage on these homes are only $1,500! What did it take to move in?”
Her: “First month, last month, and security deposit… $4,200.”

Because she receives VA benefits from her deceased spouse, I told her something that usually surprises people.
Some buyers using VA or USDA loans (0% down) can get under contract on a home with only $1,000 in earnest money, and sometimes can even get some of that deposit back at the closing table.
Now the conversation gets interesting.
Because the question suddenly becomes:

Why do people think it’s cheaper and easier to move into a used rental than something you could actually own that’s brand new? 🤔

Not every buyer qualifies, and every situation is different—but many people never explore financing options because they assume buying requires way more money upfront than renting.
Sometimes it can be the exact opposite.
Sometimes the numbers tell a very different story.
