When debating if you should get your brand new home inspected since the city already inspected it, consider this: City inspectors don't use infrared cameras.

This HVAC vent covered with sheetrock and bonus room without insulation were found after the final permit inspection had been completed and Certificate of Occupancy issued.

The cost of the inspection was cheap compared to the increased heating and cooling costs these new homeowners would have had due to the large amount of missing insulation.

One of the most common issues found on new constructions today is problems with the roof flashings. This new home was no different. It's clear the "roofer" had no idea how to properly flash the roof on this front porch. To be fair though, the roofer really didn't stand a chance since the porch roof and window were framed too close together to be properly flashed. The solution, caulk, caulk, and more caulk! Then when It still leaked, you guessed it, more caulk!

Caulk should never be relied upon for the main source of waterproofing on a roof. Properly installed roof flashing should actually require minimal caulking, if any at all. If you are thinking about building a home, I encourage you to search for builders who only use properly licensed and experienced contractors on their projects to avoid messes like this. (Hint: they usually won't be the cheapest.)

PSA: Don’t put your litter box in front of the return air vent where air is drawn into your HVAC system. It has the opposite effect of an air freshener.

Sometimes it’s not what you see, but what you can’t see. Visually the system on this home looked pretty good, but when checking air flow and temperatures at the vents, it was clear the system had a big problem.

The ductwork for the system was installed backwards. Air was blowing out of the return vents where air is supposed to be drawn into the system and the supply vents were pulling air in rather than pushing air out. This explains why the rooms with return vents were much cooler than the other rooms as they were the only ones getting cool air.

"A few boards here, a few nails there. Good as new!".

Roofers typically are not framers, and framers typically are not roofers. There are exceptions I'm sure, but whoever did this repair work was not one of them. Always make sure you are hiring the right contractor or contractors for the job to prevent a mess like this.

This home had 2 hidden problems. 1 leak and an AC vent covered with sheetrock. Neither would have been found without the camera.

Flip houses are notorious for plumbing leaks. On this house they skipped connecting the tub drain all together.
