It has been far too long since I posted a tip but with the temps inevitably falling I felt it was a great time to again hit home on the importance of yearly inspection and service of your furnace via a certified mechanical contractor. Without a doubt one of if not the most common thing I come across is lack of service records on furnaces sometimes going clear back to when the home was built. The importance of yearly inspection and service isn't just to help ensure you have warmth throughout the winter but also for safety. Early detection and corrections to possible problems cannot only save you a chilly home but also your life.

Take the time to call your local trusted mechanics, choose one you like, and sign up for their yearly service plan. It takes the hassle out of remembering to call and schedule and can often save you some cash

The melt has begun and with it comes a great time to take a look at your gutters and see if any winter damage has presented itself. From damage on the horizontal runs to disconnected downspouts and extensions if your gutters are not properly moving water away from your home the potential for intrusion is there.

Take a quick walk around your home to see if something has disconnected. Is there a puddle directly below a juntikn in a horizontal run, maybe a break has occurred.

The easiest way to help keep water out of your home is to get it away from your home with a proper complete gutter system.

As the temperature gets colder sometimes we are in search of that little bit of extra heat and a space heater can be a perfect option but with it also comes potential for fire hazard.

If you opt to use a space heater please remember to make sure you plug it directly into an appropriate wall socket and never a multi plug power strip or adapter.

In addition make sure your heater is placed away from combustible materials and never covered.

Use when needed but never leave a heater on unattended.

This weeks tip concerns another simple but important item we often over look at our homes. Caulking of junctions in bathrooms and kitchens. Backsplashes, tub/shower inserts to flooring, tub inserts to tiled walls. These are all points where water can intrude from something as simple as washing your hands or dishes, potentially damaging the wall coverings or worse mold growth. Whether it is caulk or some of the newer sealant products sealing of these junctions is a cost effective, simple way of helping to protect your home from water damage and all the problems that come with it.

Last week I talked about the importance of keeping up with yearly inspection of your furnace and this week I'd like to expand on that a bit with things you can do to keep your furnace running well and safely.

One of the easiest and most cost effective ways of keeping your furnace in good working order is air filter changes. This should be done once a month at minimum and perhaps more often if you have pets.

Another item of note is removal of debris from the air intake of your air exchanger if you have one. Quite often during the course of inspection I will find them blocked with grass clippings or other debris.

Finally, as that snow starts blowing and drifts start building up always make sure to check your exterior exhaust pipes for blockage. A blocked pipe can result in deadly C.O. gas to be improperly vented and returned to your home.

Another week, Another common issue. With winter approaching as mild as it has been furnaces are starting to become a reality. I inspect far to many homes where the only service tag listed is the day it was put in.

Debris in the fire box, deteriorated caulking, safety stops not functioning, inefficient operation, vents blocked, and unfortunately even gas leaks. I've seen them all.

Several local contractors provide great service plans for both the furnace as well as AC systems and enrollment in one of those plans can not only help aid in catching small problems before they become big problems but also avoid that mid February call when you find out your furnace has stopped working.

Stay warm, stay safe, and have that yearly service of your homes HVAC systems performed.

I'm often asked what the most common problems I fine in homes are so starting this week I'll be going down my top 10 as well as means of correction.

For this week we are going to address smoke/C.O. monitors.

Far to often I inspect homes with expired or no smoke/C.O. detectors. Detectors should be placed in each bed room with smoke/C.O. monitors in hallways within 10' of the bedroom doors, one per level in a common space other than kitchen, as well as the mechanical room.

Don't forget your gas fired fireplace. A C.O. monitor should also be placed in close proximity.

Monthly testing of detectors and replacement every 10 years should not be overlooked.
