My client found a home she loved and it had been sitting on the market for 2 months.

She asked me something I get asked often:
“Should we offer a lower price, or go full price and ask the seller to cover closing costs?”

So we crunched the numbers together:

🔹 Option 1: Offer $10K under asking, decent price drop, but only saved her about $70/month on the mortgage.

🔹 Option 2: Offer full price but negotiate $10K in concessions, enough to cover closing costs and buy a lower interest rate. That move saved her $190/month and kept more cash in her pocket post-close.

Same net to the seller & massive savings for my buyer.

It’s little strategy shifts like this that make a big difference, especially in a market where every dollar matters. 💸
