> Basic staging of vacant properties
> Renovation designs and oversight of any approved projects
> Completion of CAR and DRE approved lease agreements
> Monthly drive-by inspections
> Yearly interior inspection with appropriate summary and pictures
> Complete property maintenance and repair (your contractor or ours – your choice)
> Payment of any necessary repairs
> Direct deposit of monthly draw (restrictions may apply)
> Tenant lease violation notices and follow-up
Monthly Management Fees:
> Single Family Residence: $125 per month
> Multi-Family: $115 per month, per unit
NOTE: No Management Fees collected if the property/unit is vacant. Tenant Placement and Lease Formation Fees when combied with yearly management contract:
> Residential: 50% one month’s rent, with a 1 year lease signing. (Minimum of $750, Maximum of $2,000)
Ala Carte Services:
> Tenant Placement Service Only: 100% of first month’s rent, without continuing management services. (Minimum $750, Maximum $3000)
> Lease/Document Formation Service Only: $350 per document. This service would be appropriate if you already have a tenant in place, and only need all of the current legal documents properly signed to protect your property owner rights.
> Renovation Design and Landscape Design: $75 per hour (2 hour minimum). (Included with management and/or listing services)
