It’s not done till it’s done 🤞🏻

Today is closing day on my listing and last minute.. Lender documents came in incorrectly.. So everyone scrambled to get it corrected, buyers final deposit it and we have got it funded all before noon..

Luckily OC has same day funding and recording but not every county does I California.. So that one little mistake (actually was pretty big) on the Lender side could have pushed my Sellers closing out till next week.

Communication is really the most important aspect of the entire transaction.. but in the end, my sellers are thrilled and buyer getting a screaming deal 😊

Is he going to sign it or not? 🤔

This week the House and Senate agreed on the ROAD to Housing Bill and it went to the President’s desk for Signature.. But what happened.. In Trump style, he used it as leverage.. to get the Save America Act passed..

Ps.. in real estate negotiations we use leverage all the time 😉

What’s funny.. is a couple weeks ago a poll was done, what bill should be a priority and I commented, sign them together.. you can’t buy a house without an ID, immigration is a huge impact on housing. Makes sense right 🙌🏻

Before all the drama yesterday, I did a quick review of the new Housing Bill where it works and what is missing. it focuses on increasing inventory but could have gone much deeper IMO.

On our way to closing on my Sellers first home! 🥹

We had to jump through some hoops with the Lender and HOA.. thankfully all resolved 🙌🏻

Loan Docs up next and then closing 🙏🏻

The final contingency removal is when all inspections have been completed, the appraisal is in and lender has everything approved to prepare for signing.

I always say it’s never done until it is done.. but it’s a great call to make to your clients.. You can breathe 😉

Let’s Take A Look at How the Market Performed in May.. for Portola Hills 📍

It was a bit quiet on the sales front but new listings grew.. It’s important to note that is partly due to the New Home construction over in the Oaks.

While pricing looks up, that inventory is part of the mix…

Currently there are 19 available properties, 7 closed in May.

The average price in the community is $1.7 million 👀

Average sold price in May for Attached Home: $944,050

Average sold price in May for Single Family homes: $1,690,000

Lot’s of opportunity.. and don’t fret if you are a first time buyer, you can find a selection of Condos available under $600,000.

Today is Flag Day.🇺🇸

Lately, I’ve heard a lot of people say, “It’s all one big party anyway.” When talking about the elections and such.

Maybe you’ve felt that way too? Truthfully, there are days when I understand the frustration.

But here’s what I know:

Apathy has never fixed a single problem.

No country has ever become stronger because good people stopped paying attention.

No community has ever improved because citizens decided their voice didn’t matter.

The American flag doesn’t represent perfection. It represents the ongoing responsibility to keep striving for a more perfect union.

Whether you’re frustrated, hopeful, skeptical, or somewhere in between, don’t surrender your voice.

Stay informed.
Stay engaged.
Ask questions.
Hold leaders accountable.

Because the moment we stop caring is the moment we hand our future to someone else.

The California primary is over… well not really cause they are still counting.. 🤯 I am feel a little disenfranchised with the whole process.

But we can’t give up.. California is worth fighting.

Today is world cancer survivor day.. Sending strength to you and yours..

Finally… off to escrow I go in a listing.. 🙏🏻 praying for a smooth escrow.. and opening escrow on a Friday is always a bit iffy.. Gives buyers too much time to think.

I Promise Homebuyers

Getting a Pre-approval won’t hurt 😞

But it may cost you a home!

During my current listing, I’ve had several buyers and agents preview the property, come back for a second look, and tell me they’re ready to write an offer.

Then comes the question...

“Are you pre-approved?”
Cue the awkward silence. Or “we’re working on that”

Forty-eight hours later, they’re either ghosting their agent, scrambling to get approved, or the home is already in escrow with someone else.

The reality is simple: in today’s market, serious buyers are prepared before they fall in love with a home.

A pre-approval tells you what you can afford, and is the backbone of your offer, and allows you to move quickly when the right home hits the market.

Don’t wait until you’ve found the perfect house to find out if you can buy it.

I’ll be honest, I don’t show homes with one.. it’s simply a waste of everyone’s time and in some instances, especially luxury homes will not be able to be seen without one.

Get approved first. Shop second. I promise it won’t hurt 🙌🏻
