The first day of spring is a month away! After a long cold winter with snow, ice, and rain, its time to give your home some TLC and prepare it for the warm weather! Here are some tips for getting you and your home ready for spring:

Overall Inspection:
Check your roof for signs of wear and tear, like shifted shingles or nails poking up. Check your siding, doors, and windows for any damaged areas during the winter. Looking indoors, check your smoke and carbon monoxide detectors and replace batteries as needed.

Clean the Gutters:
Remove gunk from the gutters and then run a hose up to your roof so you can ensure proper drainage through the downspout. When the water runs, make sure it runs away from the home’s foundation.

Irrigation:
Turn on your irrigation system and walk your property. Avoid moisture damage to your foundation by making sure the sprinkler systems are not malfunctioning and spraying water onto your walkways or house.

Air Circulation:
Check your air conditioner. You don't want to wait for the heat to set in before you find out there is a problem. Replace all air filters. A clogged air filter hinders your HVAC system.

Clean the Windows:
Using a squeegee, soft cloth and bucket with hot water and white vinegar, clean the winter grime off your windows to let more sunshine in!

Hardscaping:
Check your driveway and walkways for signs of cracks or damage. If there are cracks, fill them with a concrete crack filler or silicone caulk.

Woodcare:
Powerwash and reseal all of your home’s wood fixtures. Check for signs of wood damage or rot so you can repair them before they become a safety hazard.

These frigid temperatures can harm your home more than you think! Here are some tips and tricks that you can do to protect your home during these winter months:

Clear your gutters from ice and snow build-up by applying a de-icing agent or a heated gutter cable.

Fluctuations in winter temperatures can cause caulk on your windows to pull away, which creates drafts and raises your heating bill. Reapply caulk and keep an eye on your windows as temperatures rise and fall.

On crazy cold nights and days like today, your plumbing pipes can be at risk of freezing or bursting. Insulate the pipes with heat tape or foam pipe insulation. Open your cabinet doors under your sink to let warm air circulate around the pipes and turn on your faucet to slow drip to keep water flowing.

Though the door frame keeps out the worst of the winter, they also can become soft and damp leading to wood rot. Check the door frames and fill damaged areas with epoxy wood filler.

Melting snow and ice can lead to the basement. Don't become a victim of water damage as the snow melts! Check your sump pump to ensure it is working correctly, make sure the hose isn't frozen and clear drain clogs.

This winter has been crazy with fluctuating temperatures and that can harm the siding on your home. If you can vinyl siding, it will contract and expand significantly when the temps rise and fall. It can become vulnerable to cracking. If water seeps behind those cracks, it can cause structural damage. Always keep an eye on cracks in the siding and fill those in!

When the ground freezes and melts again, this can result in soil shifting and moving under your homes concrete foundation, which causes cracks and other damage. To prevent this you can fix your yard drainage issues, repair foundation cracks and waterproof your basement.

Don't become a victim of the damage that winter causes on your home. Let Lake Geneva Property Management handle all of your home care needs! Need some work done this spring? Give us a call!
