Beginning March 1, 2026, the U.S. Treasury’s Financial Crimes Enforcement Network (FinCEN) will require reporting on specific non-financed residential real estate purchases.

A transaction is reportable when all three apply:
• Residential property (1–4 units)
• Buyer is an entity or trust
• No traditional bank financing

This requirement is designed to increase transparency and does not delay or prevent closing.

If you’re considering a cash purchase or sale using an LLC or trust, it’s important to understand how this applies to your transaction.
