July real estate activity in Colorado Springs was kind of a snoozer. Pretty flat on sales and prices, and inventory is up - again. Today, interest rates finally took a bit of a dive, so maybe we'll finally see some breaks for affordability for buyers? They certainly have enough homes to choose from now!

How much good news can you handle in one day? Interest rates are improving (slowly), the Senate passed a piece of legislation that will help the real estate industry greatly, and Colorado Springs real estate hit some new record highs in June. The median and average price are all time highs, as we finally broke the $500k ceiling for median price, and days on market median was also only 18! El Paso County even hit an all time high of $510,000. With the biggest selection of homes available since summer of 2014, this is a great time for both buyers AND sellers!

May was a much stronger month than I expected. The average (mean) price was in near record territory, and in El Paso County, the median price was in the top 3 all time as well. While interest rates have remained stubbornly high, many are deciding to jump in anyway, and deal with the interest rates later.

Colorado Springs home sales came in surprisingly strong again April. While prices were flat, the Spring inventory increase was met with strong demand, and the median days on market for April was less than half of what we saw in January at only 22 days. With less than a 3 month supply of homes on hand, this is actually a healthy market.

What a difference a month makes. Home sales in Colorado Springs came roaring back, with prices, time on market, months supply of inventory all improving. Just need interest rates to improve a bit more and the 'good old days' will be back!
