Havasu inventory just jumped again.
We started September with 420 single-family homes for sale. Last week we were at 443. Today, we’re at 458.
And this week alone:
55 new listings
31 went pending
21 closed
14 price reductions
Here’s the part that matters.
Inventory is growing, but buyers are still buying. Both pendings and closings increased from last week.
The shift is in CHOICE.
Buyers have more homes to consider.
Sellers have more competition for their attention.
If you’re buying, this could mean more options and a little more room to be selective.
If you’re selling, pricing, condition and presentation from day one matter.
I track these numbers every week because one week never tells the whole story. And right now, the trend is worth watching.

Havasu has sold 16% MORE homes this year, so why are prices DOWN?
Year to date, single-family home sales are up 16.4% compared with this time last year.
At the same time, the median sale price is down about 3%.
And inventory moved again this week. We currently have 443 single-family homes for sale, up from 420 last week.
That combination tells us something important.
Homes are selling, but buyers have more choices. They can be more selective about the home, the condition, and especially the price.
If you’re selling, pricing and presentation from the beginning matter.
If you’re buying, having more choices may give you more room to find the right home and negotiate the right terms.
