đĄ Thinking about buying your first home? Donât make the mistake of starting with Zillow.
I knowâthat sounds a little strange coming from a real estate professional. đ
But one of the biggest mistakes first-time buyers can make is falling in love with a house before understanding what they can comfortably afford.
The good news? You donât need to have the entire home-buying process figured out before you begin.
Here are 5 things I want every first-time buyer to know BEFORE they start house hunting:
1ď¸âŁ Get pre-approved first.
A pre-approval can help you understand your price range, estimated payment, and loan options. It can also help you move quickly when the right home comes along.
Just remember: pre-approval isnât the same as final loan approval. Your financing still has to go through underwriting.
2ď¸âŁ Your down payment isnât the only money youâll need.
There may also be closing costs, prepaid taxes and insurance, inspections, appraisal fees, and earnest money.
And you donât automatically need 20% down. Depending on your situation and loan program, there may be options requiring considerably less.
3ď¸âŁ Focus on the monthly paymentânot just the purchase price.
A $400,000 home doesnât necessarily have the same monthly cost as another $400,000 home.
Taxes, insurance, mortgage insurance, HOA fees, and other costs can all make a difference.
Iâd much rather see you choose a home that fits comfortably into your monthly budget than stretch simply because a lender says you qualify for it.
4ď¸âŁ Know the difference between an inspection and an appraisal.
An inspection looks at the condition of the home.
An appraisal helps the lender evaluate the value of the home.
They serve two very different purposesâand you need to understand both.

Talk to your lender first.
Major financial changes before closing can potentially affect your credit, debt obligations, or loan qualification.
Hereâs the bottom line:
Your first step toward homeownership shouldnât be finding the perfect house.
It should be understanding your numbers.
Once you know your financing, available cash, comfortable monthly payment, and what to expect during the process, the home search becomes much less intimidatingâand a lot more exciting. â¤ď¸
