Don’t let the myth of a massive down payment hold you back: options like conventional loans with as little as 3% down, FHA at 3.5%, and various state and county assistance programs mean more buyers can enter the market than you might expect. When it comes to getting your budget in order, remember that pre-qualification is just a rough estimate, but a formal pre-approval will verify your financials and give sellers added confidence when you make an offer. As you look at homes, pay extra attention to important Arizona-specific details: HVAC systems, insulation, roof underlayment, coatings, and how much sun the home gets—all of these can impact your utility bills and long-term maintenance. Once your offer is accepted, you’ll enter escrow, arrange for an independent inspection, and have a chance to negotiate repairs or even walk away and recover your earnest money if needed.
