Over the last decade, the average size of new single-family homes across the U.S. has shifted noticeably—from 2,700 square feet down to 2,400 square feet—while the price per square foot has surged by about 72%. By 2025, one in four new homes sold measured under 1,800 square feet, compared to just one in six a decade ago. Larger homes (3,000 square feet or more) have become less common, dropping from around one in three to one in five. Builders are responding to rising land, labor, and material costs by designing smaller homes, aiming to keep prices more manageable even as mortgage rates hover near 6% to 7%.

With over 20 years in real estate, I’ve seen firsthand how creative financing options like land contracts become a lifeline for buyers who can’t quite qualify for a traditional mortgage. In fact, there are currently 715,000 land contracts recorded across the country. These are especially common for lower-priced homes, manufactured properties, rural locations, and older homes needing some TLC—places where mortgages can be tough to secure. What stands out to me is that when mortgage access improves, buyers tend to turn away from land contracts in favor of safer, more secure financing. Expanding access to small mortgages, updating manufactured-home titling, and enhancing renovation lending could open up traditional home loans for more people. Still, since land contracts will likely remain part of the landscape, it’s essential we advocate for stronger recording rules and clearer protections for buyers.
