Real estate is on pause, as we go through this viral attack on our lives. We have asked our agents to stop all activity that requires touring and meeting their customers. Please be as understanding as you can be. Patience in these trying times is so important. Let’s keep all families safe; yours and ours.

For all of you considering buying a fixer upper, especially one that is foreclosed, here are ten (10) items that can blow your budget!
1. Plumbing. Broken pipes from freezing.
2. HVAC. See above plus cost of water heater.
3. Basement mold and mildew from leaking
4. Bathrooms fixtures plus #1 above.
5. New appliances. Replacement and upgrading cost.
6, New flooring. Economical, practical and necessary.
7. Electrical. Low Amperage and aluminum.
8. Kitchens. Cabinets etc.
9. Roofs and chimneys.
10. Driveway repairs.

Each of these need to be considered in your budget. You need to determine what is required to sell the home and who is your target market ( seniors/1st timers/etc. ). Don’t build the best house in the neighborhood, build to it!
Finally, you should expect to profit at least to the amount of your repair cost. If you buy for $100k and put into it $50k, you should be able to sell it for at least $50k in profit net of realtor fees, legal, etc.

A buyer that understands what a Realtor does for them is our best customer. Many buyers spend hours upon hours calling listing agents for appointments to see a home listed. And it is quite time consuming and time is money. Get faster results and save time by selecting a realtor to assist you. We charge nothing for our professional services.
The smart buyer also gets pre-approved for a mortgage ( they know what can afford). They then tell their agent what their wants, needs and desires are.
When doing so, keep in mind that the more you want, need or desire, the higher the price. How many bedrooms, baths, and lot size are typical needs. You may want a pool or a formal dining room. Or you might desire a certain neighborhood or town. But it all depends upon what you can afford!!!
Be a smart shopper. Get pre-approved, select an EXIT agent and go shopping. There is a place out there that you can call HOME.
