Option Money vs. Earnest Money — What’s the difference when buying a home? 🏡

When you submit an offer in Texas, you’ll usually hear about option money and earnest money. They sound similar, but they serve different purposes.

Option Money 💰
• Paid directly to the seller
• Gives you the option period (a set number of days) to do inspections and back out for any reason
• If you cancel during the option period, you typically only lose the option money

Earnest Money 💰
• Held in escrow by the title company
• Shows the seller you’re serious about buying the home
• If the deal closes, the earnest money is applied toward your closing costs or down payment

Simple way to think about it:
Option money = your right to walk away during inspections
Earnest money = your good-faith deposit toward the purchase
