Last week, average 30-yr mortgage rates dropped to 5.98% - near a 4-year low. But transaction volumes haven’t significantly picked up yet. What’s the problem? Time. Refis can be done quickly, but buying a home takes months (from the initial decision to start looking.) Plus, it’s still the low season. If rates can stay this low into Spring, buying will bloom.

So on the last day of the year mortgage rates decided to do something helpful for once.

They hit their lowest point of 2025 yesterday — around 6.1% on a 30-year loan — which is the best we’ve seen since fall of 2024.

Is that “cheap money”?
No.
Is it better than the pain we’ve all been living through?
Absolutely.

It’s kind of wild how many people have been sitting on the sidelines going,
“I’ll move when rates drop…”
and now rates quietly say,
“Hey… we dropped.”

This doesn’t mean houses are suddenly on clearance. But it does mean the math just got a little less ugly for a lot of people.

I’m not saying the floodgates are opening…
but the ice is cracking.

2026 is already feeling interesting 👀
