United States: Affordability Improves in 2026
2026 is shaping up to be a year of progress for home affordability across the United States. With home price growth holding around 1%—slower than both inflation and previous projections—we’re seeing real improvements in purchasing power, especially as prices adjust in real terms. The first half of the year brought a sense of stability, rather than a surge, with sellers becoming more realistic and buyers gaining some negotiating strength. Existing-home sales are forecast to inch upward, and mortgage rates are expected to stay in the low-6% range, allowing monthly payments to drop about 2% year over year as price growth eases.

What I’m noticing, both nationally and right here in our Lake Mary–Heathrow market, is a renewed persistence among buyers and sellers. More realistic asking prices and steadier (though still slow) inventory growth are helping deals cross the finish line. Looking ahead, the second half of 2026 should see even more movement, as those who sat on the sidelines find conditions more favorable and workable terms become available. My focus remains on guiding clients through these changing dynamics—leveraging strategic marketing and expert guidance to help you make the most of today’s market.
