Something interesting is happening in the housing market right now… and I think it’s worth talking about. 😮

Especially if you’ve been saying, “I’m just going to wait until rates come down.”

I get it. Right now, the average 30-year mortgage rate is around 6.67%, which isn’t exactly what we are putting in our vision boards.

But rates aren’t the only thing that matters when you’re buying a house. 🤔

About 1 in 5 homes for sale had a price cut in July, and asking prices nationally are down about 2.4% from this time last year.

Basically… sellers are having to work a little harder for buyers right now.

And for buyers, that can be a REALLY good thing.

We’re seeing opportunities to negotiate things that were pretty much laughable a few years ago:

• A lower purchase price
• Seller-paid closing costs
• Money toward buying down your interest rate
• Or sometimes… all of the above 🙌

Now here’s the part I think gets overlooked.

If you’re waiting for rates to drop, just remember: when rates come down, they come down for everyone.😭

You don’t get a secret email from the mortgage gods saying, “Congrats Steve, this rate is just for you.” 😂

Lower rates usually mean more buyers can afford to jump back into the market.

People who stopped looking because the payment was too high start looking again.
The People who have been sitting on the sidelines start looking again.

And suddenly, that house you could have negotiated on today has three other people interested in it.

We’re already seeing how quickly buyers respond to rate changes. Mortgage applications recently jumped 3.6% in just one week.

So yes, waiting for a lower rate could absolutely give you a better monthly payment.

But it could also mean more competition, less negotiating power, and sellers who aren’t quite as willing to hand over those concessions.

That’s why I don’t love looking at the interest rate by itself.

Instead of asking:

“Should I buy now or wait?”

I’d rather ask:

“What am I actually gaining by waiting?”

Because we can actually figure that out.

Let’s take a house you’d consider buying today and run the numbers.

What’s the payment now?

What could we realistically negotiate from the seller?

Could we get a rate buy-down or closing cost credit?

Then let’s compare that to what the same house might look like with a lower rate.

Maybe waiting makes more sense.

Maybe the better deal is sitting there right now.

There’s no one-size-fits-all answer, and I’m never going to tell someone to buy a house just because “now is a great time to buy.” Sometimes it is. Sometimes it isn’t for you.

But if we’re talking about a six-figure decision, I’d much rather make it based on actual numbers than all of us pretending we know what mortgage rates are going to do next. 😅
