DIX Developments Moxie Home Builders Partnership Accelerates Single-Family Ambitions

Orlando-based Moxie Home Builders and DIX Developments announced a partnership Feb. 25 that will bring hundreds of new single-family homes to the Central Florida market.

DIX Developments acquired a 50% ownership interest in Moxie Home Builders. Day-to-day operations remain unchanged, with Moxie Founder and CEO Giovanni Fernandez continuing to oversee the company's design philosophy, construction standards and vision.

The partnership aligns Moxie's residential platform with DIX Developments' land development pipeline, which includes access to more than 10,000 residential lots across 23 active and planned communities spanning Brevard through Citrus counties.

"It's kind of a match made in Heaven," Fernandez told OBJ. "Everything DIX has going on with the thousands of lots they've created allows Moxie to go and build in those communities."

Moxie is currently building Boulevard Oaks near The Villages in Lady Lake and expects to be active in more than five communities by year-end. DIX Developments is the entity behind the 1,568-acre Ashton Park mixed-use project in Palm Bay.

James Dicks, founder and CEO of DIX Developments, said the move is focused on "creating long-term value for residents, local governments and the surrounding community. This partnership allows us to bring a proven builder into our communities while maintaining control over land planning and infrastructure."

Moxie projects it will exceed 100 annual home sales by mid-2027 and ramp up to roughly 350 homes per year by 2028, with initial development concentrating in Lake and Citrus counties.

Space industry growth spurs $2.5 billion Ashton Park project in Palm Bay

Why it matters: The Orlando-based company bought 1,134 acres in southeast Palm Bay as part of the deal that closed March 31. The purchase is the second — and largest — of three acquisitions along Micco Road as part of the Ashton Park mixed-use project — a 1,568-acre project valued at $2.5 billion.

Founder and CEO James Dicks told Orlando Business Journal the full assemblage of land was finalized April 15 with the closing of 133 acres for its town center. The initial purchase of roughly 300 acres was made in December 2024 for $15.6 million.

Ashton Park will feature 5,813 homes and 1 million square feet of commercial space. The addition of housing, retail and dining options, among other necessities, will impact the area. Dicks anticipates a steady influx of commercial businesses near that corridor over the next five years.

“It stems from all the growth in the rocket and space industry," James Dicks, Dix Developments founder and CEO, said. "You've got thousands of engineers coming in who are making $150,000 a year, and there's nowhere to live, so you’ve got to go further south. We are that next location for all these people.”

DIX Developments closed the biggest land deal of the year after completing the $100 million assemblage for Ashton Park, a master-planned community on Florida’s Space Coast.

The Maitland-based developer assembled 1,568 acres in Palm Bay. The community will include residential, commercial, and town center components. CEO James Dicks told GrowthSpotter the deal was many years in the making. With the engineering complete, he’s wrapping up the development agreements with Brevard County and the City of Palm Bay.

Upon completion, the project will include:

961 Single-Family Homes
1,037 Apartments
1.5 Million Square Feet of Flex Space
3.9 Million Square Feet of Commercial/Industrial Space
A 133-Acre Town Center
“2025 was a big buying year. 2026 will be a big selling year,” Dicks said. “We will retain all of the commercial and multifamily space within the agreement.”

Dicks said he is finalizing a deal with a national developer, who will acquire the 1,100 acres in Ashton Park South in May and install all the infrastructure, including finishing the St. Johns Parkway, and sell lots to a minimum of five homebuilders.

DIX will retain the planned 101-lot equestrian community, which it will develop in concert with a local homebuilder. The Ashton Park North section of the community is under contract to a regional developer, who will release lots based on utility capacity. The first release, consisting of about 300 lots, will take place in June.
