“We’re going to wait until rates come down.”

It’s something I hear often.

While that may sound like the safest approach, there’s another side of the conversation that’s worth considering.

When interest rates decrease, more buyers typically re-enter the market. More buyers often means more competition, multiple offers, and increased pressure on pricing.

In other words, waiting for a lower interest rate doesn’t necessarily mean you’ll pay less for a home.

The best time to buy isn’t always determined by the market. It’s often determined by your financial readiness, your goals, and whether the right opportunity presents itself.

Every buyer’s situation is different, which is why there is rarely a one-size-fits-all answer.

My role isn’t to tell you when to buy. It’s to help you understand your options, evaluate the market, and make an informed decision that’s right for you.

Thinking about buying a home soon?

Here’s something a lot of buyers don’t realize:

Just because you’ve been pre-approved doesn’t mean it’s time to start opening credit cards, financing furniture, or buying a new car.

I’ve seen buyers get excited about their upcoming move and start making purchases before closing, not realizing those decisions can affect their loan approval.

A few things I usually recommend avoiding until after closing:

✔ Opening new credit cards
✔ Financing furniture, appliances, or a vehicle
✔ Making large deposits that can’t easily be documented

The home buying process has a lot of moving parts, and sometimes it’s the little things that can create unexpected hurdles.

The good news is most of them are completely avoidable when you know what to expect ahead of time.

One of my favorite parts of this business is helping people understand the process so they can make informed decisions and move forward with confidence.

It’s one of the most common questions I’m asked.

The builder’s sales representative is there to represent the builder. Having your own representation means having someone focused on your interests from contract to closing.

New construction involves far more than selecting a floor plan and finishes. Understanding contract terms, builder incentives, upgrade costs, timelines, inspections, warranties, and future resale value can have a significant impact on both your experience and your investment.

An experienced broker can help buyers identify opportunities, avoid costly oversights, ask the right questions, and make informed decisions every step of the way.

I genuinely enjoy attending trainings, seminars, taking classes, visiting offices, networking with other professionals, and staying connected to what’s happening in our industry. What most people don’t see is how much happens behind the scenes.
