Thinking of moving to the suburbs, but a little nervous about the idea because you said you would never live in the ‘burbs. I hear you. But, things change and maybe a cushy suburb life is looking more appealing now. Trust me, I said those same exact words and now run around telling all my city friends that it’s better than I expected.

Don’t worry—I still dig city life too, but my mom life role has adjusted some of my priorities at the moment. And sure, Lake Oswego is a little bubble, but now see why people like the bubble. It just feels easier at this stage of my life. Bubble life not for you—that’s cool too. I am here for whatever your jam is.

What is good suburb house? THIS one! Seriously, this is the best house I showed in the last month and it checks so many boxes! And, you would be my neighbor—how fun would that be? This 70’s looker has great light, an excellent floorplan with the bonus stuff for all the kid crap you don’t want in your living room, an entertainer’s backyard, vaulted ceilings, a fireplace, a cool neighborhood….AND you can still walk to New Seasons! Say what? Yep, it exists. But, not for long.

This house will be pending in a hot second and likely with multiple offers. A home just around the corner listed at $950,000 and sold for $1,125,000. Buyers are still looking and the good houses are selling, often with multiple offers. What’s a good house? One that is in the place people are moving to, updated, no obvious deferred maintenance and styled with staging.

Getting your house ready to sell takes a lot of effort. The list of things “To Do” is long and it can feel overwhelming, but I have a few steps I recommend to make it easier:

1. Build a plan! Yes, outline all the steps that need to happen. Not sure, what that plan should look like? Meet with the best agent you can to help you make a plan. For me, that is a part of my listing consulting service

2. Create actionable steps from that plan and create a timeline that aligns with your “list date”

3. Find the right vendors who can help execute the steps in the plan. From the landscape company to refresh your yard, the painter and repairing any deferred maintenance items. If you are working with me, I have all those people

4. Start getting rid to stuff NOW! Yes—you have too much stuff. We all do! Give away, donate and trash. And, this will take more time than you think. If doing this on your own seems impossible, hire someone to help you!

If you are thinking of selling this Spring, we should be meeting now to build our plan. I have been meeting with sellers the last 30 days to build their plan for selling this spring.

Closing day for our sellers! So very happy for these lovely repeat clients to have closed on their home in Portland’s SE neighborhood of Westmoreland.

This home took a little longer for us to sell than normal. We listed in September and unfortunately that was timed with a market shift due to a sharp increase in interest rates. Those new rates impacted buyer affordability and our original list price did not attract a buyer with the new rates so we had to make an adjustment.

We stayed committed to marketing this home, had consistent showings and had an open house just about every weekend until the right buyer came along who adored all the great things about this home.

In a shifting market, I can’t always guarantee I can predict how things go, but I can assure you my team and I will work hard to achieve the best results for you because we CARE. You can’t fake care.

We are grateful for those who continue to trust us with their most valuable assets.

Our market stats lag by about 30 days, but November’s numbers are here! With rising interest rates, the market has lost the fever we saw only a few months ago.

Properties are still selling, but anticipate longer days on the market and the comps of this spring are no longer relevant. It’s a different market and each area of the Portland metro is doing it’s own thing too. A 1 bedroom condo is a very different product that a $550,000 starter home in West Linn.

The market is still good---and I am excited for the opportunities that will be presenting themselves if you are into taking advantage of a downturn. For me, I am a “time in the market” kind of gal---not “timing the market” and properties are on sale compared to the last 5 years.
