• Listings: 1,853 → 1,474 (-20.5%)

• Median list price: $554,900 → $559,000 (+0.7%)

• Typical days on market: 36 → 37

• Avg price per sq ft: $312.92 → $310.92 (-0.6%)

Fewer homes, steady prices. Buyers face less competition than last year. Sellers have less company — but pricing still has to be right, because the slow listings are getting slower.
