Your Guide to Pacific Northwest Living

I work with homeowners who are entering a new chapter; downsizing, managing an estate, or relocating to the Pacific Northwest, and want a calm, strategic approach instead of pressure.

Most people are shocked when they see this.

A household earning $200,000 in Oregon could potentially pay $18,000–$20,000 per year in state income taxes.

In Washington?
State income tax = $0.

That doesn't automatically mean moving to Vancouver is the right decision. Housing costs, property taxes, commute, schools, lifestyle, and your overall financial picture all matter.

But for many Portland-area professionals, the tax conversation is one of the biggest reasons they start exploring Clark County.

The question isn't whether Vancouver is cheaper. The question is whether the overall lifestyle works for you.

Have you ever run the numbers?
Is this on your radar?

Bitter. Sweet. 🥂

The Wilsonville townhouse on Dundee officially closed on Friday, and my heart is completely full. But definitely a little heavy!

On one hand, I am absolutely thrilled because this milestone puts my incredible seller one step closer to her dream of relocating out of state.

On the other hand… dang, am I going to miss her! Working with clients is great, but walking away with a genuine, lifelong friendship is the absolute best part of this job.

Thank you for trusting me with your home. 🏡

This is Vancouver, WA.
20 minutes from downtown Portland.
No state income tax.
And yes, you can actually afford a house here.

I’m spending the week breaking down everything about the Clark County move: the tax math, the neighborhoods, the commute reality, and what people wish they’d known sooner.

🔜 Classic bones. Fresh updates. A lot that’ll make you do a double-take. 😮

A beloved Vancouver ranch-style home with 3 beds, 2 baths, a long list of upgrades, and a huge lot that opens up a world of possibilities… garden, play space, ADU dreams, you name it.

SOLD. 🎉 And this one comes with a story.

This Sellwood townhouse just found its third owner, and I’ve had the pleasure of selling it three times. But here’s the wild part:

The last two owners both relocated to Boston. Different eras. Different industries. Didn’t know each other. Just two separate people who built their Portland chapter here and somehow followed the same invisible thread to the same city. 🤯

Sellwood does that to people. It gets into your bones.
To these sellers: Boston is lucky to have you. But don’t be surprised if you miss the old neighborhood.

This weekend while husband and stepson were away, I painted/rearranged the guest room. And somewhere between coats, I had to laugh at myself.

The only regulars in that room? The dogs. And guests a few times a year. Mostly it houses extra quilts, spare pillows, and luggage.

Most of us have that room. Maybe more than one. And we don't think much about what it's quietly costing us — in energy, time, and money spent maintaining space we're not really living in.

Downsizing isn't about giving something up. It's about getting back what's been tied up in rooms that are just waiting. That's the conversation I help people have, and most say they wish they'd had it sooner.

How many rooms in your home are truly lived in?

LIFESTYLE & REAL ESTATE | CEDAR & STONE REALTY GROUP | MAY 2026The Room Nobody Uses There's a room in a lot of homes I tour that tells me everything I need to know. It's usually upstairs. The door is slightly ajar. Inside

I sat down with a client recently who had owned their home for over a decade. When I asked if they'd thought about their equity position lately, they said — honestly — that they had no idea what the number was.

When we looked at it together, they went quiet for a second. Then: 'That's more than I thought.' It was significantly more.
That number didn't tell them what to do. But it gave them options they didn't know they had. That's what knowing your equity actually does — it opens doors you didn't realize were there.

If you've been in your home for five years or more and haven't looked at this number lately — I'd love to show it to you. Takes about twenty minutes. Costs nothing. And it might change how you think about what's possible.

DM me. No pressure. Just your number. 🏡

Save this — especially if you've owned your home for 5+ years and haven't thought about your equity position lately. 👇

Most homeowners know that equity exists. Very few are thinking strategically about what it can actually do — and the options go a lot further than most people realize.

Swipe through all four. I'd be willing to bet at least one of these lands differently than you expected.

The full breakdown — including the question I wish every homeowner would sit with — is on the blog this week. www.cedarstonerealtygroup.com

And if you're curious what your number actually looks like right now? A home valuation is free, takes twenty minutes, and turns equity from a vague concept into something you can actually plan around. DM me or hit the link. No pressure — just information. 🏡
