Just closed on my most recent listing on Friday! 🙌🏡 I love this house, and was thankful to help my client buy this a few years ago. Fast forward to now, and it was time to move on from it. Thankfully he gave me the opportunity to sell it to a wonderful new family. 😊 Lots of work went into this one to get it ready for market after a few destructive tenants. It’s always a fun process to help give guidance on updates and connect my clients with the right contractors. This one turned out great, and we sold it for just under full price despite the slower market.

Real Estate numbers are in for the month of May! As expected, the Portland Metro market continues to see growth and appreciation. With interest rates expected to drop a little bit in the near future, many smart buyers are beating the rush and buying now! 📈

BUYERS: Remember, you “marry the house and date the rate”, meaning you lock in the purchase price forever but you can always refinance the interest rate. In other words, BUY NOW! When those rates start dropping, more and more people will be competing over our limited inventory, and prices will go up! Better to buy before those prices go up more, and just refinance to a lower interest rate in the coming year or two.

SELLERS: Now or later, it’s a great time to sell in the Portland Metro area! If you need to make a move and buy something as well, then let’s do it soon. However, it’s important to price your home accurately to generate the right amount of activity and competition to secure the most ideal offer for your home. I can help with that!

Here are the residential real estate market numbers for April in the Portland Metro market. Inventory has risen a little, but days on market is down. Year over year, the quantity of sales is down, but the quality is still high. Well priced homes are still seeing plenty of competition and multiple offers, despite the interest rates still sitting around 7%. If you have a home to sell, let’s work together to prepare your home for market and price it tactfully to land some great offers!

And despite those higher interest rates, I can’t stress enough how great of a time it is to BUY! Buy now, refinance later! When rates drop, the amount of buyers returning to the market will create competition that’ll shoot home prices up to new heights. Don’t miss out on that equity!

The numbers are in! Here’s the latest Market Update for the Portland Metro area for March 2023. 🏡

Inventory is the lowest it’s been since last June. Rates continue to fluctuate around 7%, but eager buyers are still stirring plenty of competition on well-priced, desirable homes. Despite the interest rates, with my help preparing and pricing your home, we can still get your house sold for top dollar.

From a buyer’s perspective, we’re still seeing some good houses sit on the market for longer than expected, creating some good opportunities to secure a home with favorable negotiations. Additionally, my lenders and I have some tips and tricks to help with those pesky interest rates to make things more affordable.

Here’s the July MARKET UPDATE for Real Estate in the Portland Metro area. 🏡

Inventory has climbed up to 2.0 months, the highest it’s been since May 2020, and nearly TRIPLE what it was a few months ago! However, it’s clear that home owners are still building equity, as homes are selling for 9.4% more than July of 2021.

JUST CLOSED 🏡🍾

It was such a pleasure to work with Ahmed, Dalia, and their three boys. What started as a casual search to plant some roots here in Portland turned into a rush to find something to avoid moving from rental to rental. We found this great Arbor-built townhouse in a fantastic Bethany community within walking distance of their youngest’s current elementary school. We negotiated firmly and secured this for them, despite a couple hiccups along the way (HUGE “thank you” to for their hard work on the financing side). While this may not be a forever home, it’s a great place to call home for now. 😊
