The average sale price was $590,600, just 3.7% lower than February 2025, showing relatively steady pricing year over year. October had fewer new listings compared to September, down 5.3% to 2,366. Closed sales were up 13.2% to 2,066, which reflects continued buyer activity. The average sale price softened to $606,000 down 1.8%. Total market time increased to 69 days, which is normal as we move further into fall. 🏠

In August, fewer homes came on the market with 2,476 new listings, a 15.5 percent drop from July. Buyer activity remained steady, with pending sales up 4.5 percent to 2,275 and closed sales increased slightly by 0.8 percent to 2,021 compared to 2,005 the month before. The average market time increased to 62 days, showing that homes are taking a little longer to sell even as demand holds.
