The Portland Metro market slowed a bit in August compared to this time last year. New listings totaled 2,440, compared to 2,476 in August 2025. Closed sales were 1,902, compared to 2,021 a year ago, while pending sales were 2,013, compared to 2,275 last August. The average sale price was $607,200, compared to $620,500 last year. Average total market time was 57 days, compared to 62 days a year ago.
Overall, August saw less activity than this time last year, with fewer pending and closed sales and slightly lower prices.

The Portland Metro market continued to stay active in July compared to this time last year. New listings increased to 3,004, up from 2,931 in July 2025. Closed sales also increased to 2,167, compared to 2,005 a year ago, while pending sales remained very similar at 2,133. The average sale price was $632,500, compared to $621,800 last July. The average total market time (list to close) was 54 days, compared to 52 days a year ago. Overall, the market continues to show healthy activity with more homes coming on the market, more homes selling, and prices remaining steady compared to this time last year. 💫

The June market stayed active, with more homes selling and prices continuing to hold steady. Closed sales were up from both last month and this time last year, while new listings remained fairly consistent. Homes sold a little faster than they did in May, showing that well-priced, well-prepared homes are still attracting buyers.

The Portland metro market remained steady in May. The average sale price was $637,300, up 2.1% from a year ago. Pending sales increased 6.1% and closed sales were up 1.7%, showing that homes are still selling despite fewer new listings coming to market. Inventory remained at 3.8 months, keeping the market balanced overall.

03/31/2026

February showed several encouraging signs in the market compared to the same time last year. The average sale price was $590,600, just 3.7% lower than February 2025, showing relatively steady pricing year over year. Buyer activity remained consistent with 1,405 homes sold, only 1.6% fewer than last February. New listings increased 17.1%, giving buyers more options. Homes are taking a bit longer to sell, with the average market time at 91 days, about 15.2% longer than a year ago. 🏠

January showed more activity compared to December. New listings increased to 2,109, up 109.9% from the prior month. There were 1,708 pending sales, up 38.4%, and closed transactions totaled 1,111, down 32.0% from December. The average sale price decreased slightly, down 4.8% to $568,000, and total market time increased to 89 days, up eight days from last month.

December activity slowed as expected at year end. New listings decreased to 1,005, down 30.1% from November. Closed sales increased to 1,633, up 7.4% from the prior month. The average sale price decreased 0.6% from November. Total market time increased to 81 days, up 9 days, reflecting typical seasonal timing as we moved through the holidays. January numbers coming soon! 🍾

October had fewer new listings compared to September, down 5.3% to 2,366. Closed sales were up 13.2% to 2,066, which reflects continued buyer activity. The average sale price softened to $606,000 down 1.8%. Total market time increased to 69 days, which is normal as we move further into fall. 🏠

In August, fewer homes came on the market with 2,476 new listings, a 15.5 percent drop from July. Buyer activity remained steady, with pending sales up 4.5 percent to 2,275 and closed sales increased slightly by 0.8 percent to 2,021 compared to 2,005 the month before. The average market time increased to 62 days, showing that homes are taking a little longer to sell even as demand holds.

In January, the Portland Metro real estate market saw a strong start to the year with new listings more than doubling from December, up 106.5%. Pending sales also showed significant growth, increasing by 29.6%. Closed sales decreased by 20.9%. The average sale price rose by 3.8%, reaching $610,300, while active inventory saw a slight 1.0% increase. Total market time was up by 14 days, averaging 88 days. 🏡
