I toured the most charming little (big) house in Sherwood the other day! Just look at the free book library! Dolly would be so proud. 🥹

I don’t know about you, but I love a bit of a meandering floorplan, where there are hallway twists and turns and new surprises around every corner. So much character and such a cozy aesthetic but also so much space! 4 beds, 4.5 baths, 3,948 sqft and an office on the main adjacent to a full bath that could easily convert to main-level sleeping quarters. Not to mention, a bonus room just waiting to be turned into a Dewey Decimal delight, only I promise, it’s not dated! The outdoor spaces are curated just as nicely, from little patios and seating vignettes that grab your attention, to a putting green and fully covered outdoor grilling area.

Totally a niche post today, but it’s more of a PSA than anything.

I had clients this summer fall in love with a floating home up on the Multnomah Channel. The idea of a floating home, the beauty of the river, proximity to nature, views of Mt. Hood in the distance and endless paddle boarding had them exploding with excitement….

But there is a fair amount of due diligence involved when it comes to floating homes. The financing is different. The inspections are different. The expenses are different. Even the way you think about long-term value and resale is different.

Does that mean you shouldn’t buy one?
Favorite answer…IT DEPENDS!

It really just means that this is one of those purchases where doing your homework, and having knowledgeable people in your corner, really matters.

I am now a wealth of knowledge in this department! 😉

There are strategies that fit all sorts of budgets to get a home, even if it means having to compete against multiple offers! Make sure you talk to both your realtor and your lender to see how to stack the deck in your favor and land in a home you truly love! (I can help with that! 😉)

Okay… this one has a story.

Started last summer with a contingent offer.
Had its ups and downs.
At one point? We all thought it was done. Like… really done.

As in… “I ain’t coming back.” 🤠🎶

And then somehow… it did.

This is your reminder that contingent offers aren’t impossible in this market - they just take the right people, a lot of patience, and a willingness to hang in there when things get a little uncertain.

Huge credit to these buyers and sellers for sticking with it (no small thing), and to everyone involved, especially , who helped keep things moving behind the scenes!

These are the ones that hit a little different.

And today… it officially closed! 🙌
