Okay… this one has a story.

Started last summer with a contingent offer.
Had its ups and downs.
At one point? We all thought it was done. Like… really done.

As in… “I ain’t coming back.” 🤠🎶

And then somehow… it did.

This is your reminder that contingent offers aren’t impossible in this market - they just take the right people, a lot of patience, and a willingness to hang in there when things get a little uncertain.

Huge credit to these buyers and sellers for sticking with it (no small thing), and to everyone involved, especially , who helped keep things moving behind the scenes!

These are the ones that hit a little different.

And today… it officially closed! 🙌

I have a client patiently waiting for the perfect one to pop up so if you are thinking about listing and meet these 3 criteria, shoot me a dm, I definitely want to talk to you!

1. Tualatin-area. Could be Sherwood, Tigard or Wilsonville.

2. Primary on the main level.

3. Private setting on 1/4 acre or more.

You should be prepping your house to sell - once a year.

Not because you are selling…but because you deserve your home feeling good to you. You’re not doing it for anyone else. You’re doing it for YOU!

I needed to hear this more than anyone today! Sharing in case you did too. Admittedly, my house is a little tired. Baseboards dinged up all over the place from crazy kids (and dog). Hardwoods need refinished…again, the dog 🤦‍♀️. Carpet is worn. And quite frankly, grey walls were cool 10 years ago when we painted but I’m ready for some updates. You know you’ve gone too long when you’re embarrassed to have people over. Not to mention all the “doom piles” in my office since I’m on a million boards and am always doing tons of random projects - it’s literally the first room you see when you walk into our house. SMH. I am nowhere close to being in a state of ready to sell. But I can tell you the thought of being in that state immediately lowers my blood pressure and makes me want to light candles, turn on music and just enjoy it.

Anyone else feel this way? 🙋‍♀️ What are you needing to refresh?

Maybe if you’re lucky, I’ll be inviting people over again in the near future. 😉

P.S. Bonus points to anyone who can identify what TV show the living room from the photo comes from!
