ALL FUTURE HOME BUYERS:
As of August 17th, 2024 a licensed professional REALTOR® WILL NOT legally be permitted to show you a property unless you have signed a Buyer’s Agreement with them.
This is now nationwide, and in theory, similar to Seller’s signing Listing Agreements with their REALTOR® where all parties understand what is agreed upon and expected throughout the transaction.
Beginning August 17th, 2024 a REALTOR® will not be able to show you a home without you first signing that agreement. This will be non negotiable for any real estate agent with a REALTOR® designation (one who agrees in advance to abide by the Code of Ethics). The form between Buyers and REALTOR® is a Buyer's Representation Agreement. This agreement is basically your contract between you and your REALTOR®, saying you will be hiring them to purchase a home and agree to the roles, duties and responsibilities owed to you by your agent and your duties to your agent.
Interviewing and coming to an agreement with the agent of your choice, is an important decision, and not one that should be forced upon you or taken lightly. Interview, ask questions about everything and anything and choose wisely. Your agent matters!
The good news is that together, we get to decide the terms of our agreement and when our agreement expires.
These agreements have been around for a long time. Agreements are, and always have been, negotiated, just like compensation. Everything in real estate is negotiable! Another great reason the agent you work with matters.
So remember, interview your REALTOR®, get referrals from your friends, and make your choice of who you trust to have your back throughout the process. Purchasing a home is a HUGE decision! You’ll want someone that will look out for your best interest, someone that knows the local market well, someone that understands the contracts and addenda, someone that can explain your contractual deadlines, someone who knows how to negotiate like a shark on your behalf, and someone that will answer your call or text!
