We have seen many recent announcements from the FED about monetary policy. They seem undecided about raising the Prime rate to slow inflation. Although it is an option discussed by the FED, no specific dates have been announced when the Prime may increase, or by how much. The CPI (consumer price index) measures the cost of consumer good and services. CPI reports issued today show our national inflation rate is at 7.5%. This is the worst inflation rate since 1982. Inflation is not ‘bond friendly’. In the chart below, I have noted the start of the pandemic in March 2020 compared to today. We are at the lowest bond levels in two years. The result is higher rates offered by investors. This is very important to all of us in the real estate and mortgage world.

The action item in this message is to encourage every prospective buyer to become pre-qualified / pre-approved as soon as possible. Many willing homebuyers are being edged out of the market with rising interest rates and home sale prices.

Markets are cyclical and there is potential to regain some of the losses we have seen in the past few months. However, we cannot predict future market activity. Prime rate does not set mortgage interest rates. It affects HELOCS, auto financing, credit cards and other consumer credit items. Raising the Prime rate is a tool used to slow inflation.
