There is a reason buying a home pre-construction has a certain appeal to it. They are typically cheaper than their resale or ready-built counterparts. Another benefit to buying brand new is that no one else has ever lived in the home. Because the home hasn’t been built yet, you’ll have the opportunity to customize it to your preferences.

No bidding wars
Depending on where you’re shopping for your home, bidding wars can really knock up the price. When inventory is low, buyers are desperate, and the more attractive the home and neighborhood, the chances are you could end up paying an inflated price for a resale home.

Is the housing market going to crash anytime soon?
 
I get asked this question all the time and truthfully, it’s hard to be 100% accurate. The market can fluctuate randomly. In my professional opinion, I don’t think so! The demand for homes will be around for a while. The frenzy over homes that I’ve been seeing will probably even out but not crash.
 
Here are the top reasons I feel the housing market won’t crash:
 
✔️ Prime Rate Remains Steady
The Fed has already announced that the prime rate will remain close to 0% throughout 2022.

✔️ High Lumber Prices Keep Building Rates Low
It’s too expensive for builders to build like they were. This means less Inventory in the market. When there’s less inventory, but plenty of demand, it keeps pricing rising like they have been this year.

✔️ Demand is Still High
As long as the demand for housing is still high, the market won’t crash. It’s when the supply greatly exceeds the demand that prices start to fall and sometimes even plummet.

What does this mean? It's still the perfect time to own 🏠

How Fast are Homes Flying off the Market in 2021?
 
If you’ve looked at homes recently or know someone who has, you’ve likely heard how fast homes are selling. In some areas, it’s not unusual for a home to sell within hours of being listed. But is that the case everywhere and will it continue?
 
Why are Homes Selling so Fast?

The pandemic showed most people that life is too short and most things can be done remotely, which means you could live anywhere you want. Once the official lockdown lifted, it was “game on” with millions of people moving to new areas.

🔸 With fewer homes for sale than buyers needed, the competition heated up and homes sold faster than anyone ever thought possible.

🔸 Another factor to consider is mortgage rates. Today they are the lowest we’ve seen in decades. That can’t continue forever, but experts say it will be at least for another year or two.
When rates go back up, it will push more buyers out of the market, which will bring home prices down again with the lower demand. The demand won’t go away, but it may lessen slightly.
It may seem harder to buy a home today, but with the right help, it can happen!
