💧 WATER IS LIFE — SO TEST IT! 💧
When you’re buying an ag-residential, acreage, or equestrian property with a private well and septic system, testing the well water for bacteria should absolutely be part of your due diligence.
If bacteria shows up in the water, don’t immediately panic. It doesn’t necessarily mean the property is a deal killer. It means you need to understand where it’s coming from, evaluate the well and septic systems, and determine what treatment or correction may be needed.
This is especially important on properties where the well and septic system are both located on the same parcel. You want to make sure the systems are functioning properly and that your water is being appropriately treated before it reaches your faucet.

Acreage properties are DIFFERENT. Wells, septic, wetlands, flood zones, drainage, zoning, easements and property-use restrictions can all affect what you’re buying and what you can ultimately do with the land.
