That means, in real terms, home values have declined for the 13th month in a row. The silver lining? Softer inflation and steadier price growth have slowed that rate of decline. It’s worth noting that, despite these pressures, one federal measure has marked positive annual appreciation every quarter since early 2012—a testament to the resilience of nominal prices. But the challenge of affordability remains front and center: typical monthly payments on existing single-family homes climbed again last quarter, making it even tougher for first-time buyers. At the same time, inventory has ticked up 1.9% to 488,000 units, providing a 9.6-month supply. The median sale price has also eased by 2.3%, now sitting at $393,800. Having spent five decades living on Lake Wylie and focusing my career on this unique waterfront market, I know that numbers like these can raise questions for both buyers and sellers.
