Putting your house 🏠 on the market is one thing. Getting it to the finish line is another. Hiring a realtor who's going to help you get there is crucial to your bottom line 💲 & peace of mind 🙌 One of the questions I always ask the agent representing the buyer when they're submitting an offer I get to present to my sellers is:
How picky are your buyers when they get the home inspection back?
The reason I want to know that is, from my experience, great buyers agent always prepare their buyers on what to expect. They remind them, when buying a resale, that they're not buying a new home and to address the bigger things not the small ones. Home inspectors will rightfully do what they have to do to cover their butt. No one wants to get sued. Educating sellers and buyers on what to expect during their due diligence period is crucial to getting every transaction to the finish line. That's why it's important to hire an agent who will tell you what you need to hear NOT what you want to hear.

Under Contract in 4 days in this shifting market. If you're looking to sell your house hire an agent who will set you up for success by telling you what you need to hear NOT what you want to hear. There's a difference. There are plenty of buyers out there looking for a fair deal. As a seller the key 🔑 is to price your house just right to appeal to buyers psychology. If buyers feel your house is overpriced it will most likely just sit there. You only have "one shot" to price your house right 🔥

Showed this gorgeous townhouse this afternoon to my clients. Priced in the 5's. Second day on the market and already going under contract while we were looking at it. The market is still thriving when the home is priced right. Kudos to this listing agent and his seller client for pricing this one just right.

Don't believe the news. The real estate market in Charlotte and surrounding areas is still thriving. Days on market has increased however if your home is priced right it will sell pretty quickly. Buyers are still looking but they're not overpaying anymore. Those days came and went. Things are finally getting back to normal and healthy.
