Just wanted to send a little encouragement today because I know this market looks really different depending on who you are talking to.

For some people business is really good right now. Things are moving. You are seeing the fruit of a lot of work you put in. Keep going.

And for others it is hard. Maybe you are doing all the things you know to do and it just does not feel like it is producing the way it used to. Maybe you are watching other people win and wondering what you are doing wrong.

I just want to remind you: you are seeing one season of your business. Not the whole story.

I have been in seasons where things felt like they were clicking and I have been in seasons where I questioned myself too. And one thing I have learned is that sometimes the work we are doing today does not produce fruit today.

Sometimes it is the phone call. The relationship you keep pouring into. The person you encourage when there is absolutely nothing in it for you. The client you serve really really well. Or simply continuing to show up when it would be easier to pull back. And six months from now you realize those little things were building something.

So if you are in a great season right now keep going. Stay humble. Keep serving people well.

And if you are in a harder season please do not count yourself out. Keep planting seeds. Keep loving people. Keep having conversations. Keep showing up.

And do not be afraid to reach out to the people around you when you need encouragement, ideas, or just someone to remind you that you are not doing this alone.

I am genuinely cheering for you. And if there is ever a way I can come alongside you, help you think something through, brainstorm, or just encourage you, I mean that. I am here.

Realtor friends and Veterans—this is a BIG update! 🫡🎖️

The VA recently changed how collections are calculated when qualifying for a home loan, and this could help veterans who may not have qualified before. 🙌

Here’s an example:

Previously, a $10,000 collection could add a $500 monthly payment to your debt-to-income ratio. Under the new guideline, that same collection may only count as about $41 per month.

That difference could potentially mean as much as $75,000 more in purchasing power! 🤯

🏡🚨 BIG MANUFACTURED HOME FINANCING NEWS! 🚨🏡

Sept 2nd, Freddie Mac has updated its guidelines to allow financing on certain manufactured homes that have been moved from another site! 🙌

For years, hearing “this home has been moved before” could immediately eliminate conventional financing options.

That may no longer be the case. 🎉

There are requirements, of course , but it DOES mean some properties that were previously considered unfinanceable may now have another option. 👏

📣 REALTORS: Remember that manufactured home you couldn't get financed because it had been moved? It might be time to take another look.
Guidelines change. Programs change. Knowing where to look for another solution matters. 😉

A quick market thought for my realtor friends this week.

There is still a lot of conversation happening around inflation, the Federal Reserve, and where rates go from here. And I think one of the hardest things for buyers right now is knowing whether they should move forward or keep waiting.

The honest truth is that none of us can perfectly predict what happens next. We all have our thoughts. We all know what we want to happen. But we do not know what is really going to happen.

What we can do is help our clients understand what is happening and equip them with what they need to make the best decision for them.

If you have buyers sitting on the sidelines specifically because of rates, we would love to help you run the numbers for their specific situation. Sometimes seeing what buying today looks like in terms of the monthly payment, the cash to close, how seller concessions work, and different price points makes the decision clearer.

And if the numbers say they should wait, we are completely okay telling them that too. Our job is to give them clarity not push them into a decision that they may not feel confident about.

If your clients have a specific house in mind that they loved but did not love the payment, we would love to put together a TCA for them. That is a fancy term for real numbers in real time in a visual format that you can share with them directly. And if you have questions or want to dig deeper together, we are happy to do that too.

Did you know that in the US, the 30-year mortgage is a relatively modern invention?

Historically, most mortgages had much shorter terms, ranging from 5-10 years, with large balloon payments due at the end. The 30-year mortgage first became widespread in the 1930's as a response to the Great Depression to make homeownership more accessible and stable.

You may have seen some headlines about a possible 50-year mortgage and wondered if it is finally here.

Right now the answer is no. A 50-year mortgage has been discussed in various policy and industry conversations as a potential way to lower monthly payments and improve affordability for buyers who are being priced out by current rates and prices. But it is not an available mortgage product today.

Stretching a loan over 50 years instead of 30 would lower the monthly payment. But it would also mean paying significantly more interest over the life of the loan. A lot more. And it would mean building equity much more slowly because a larger portion of every early payment goes toward interest rather than principal. You would own less of your home for longer.

While it’s an interesting conversation and a compelling headline it’s not something buyers can choose right now.
