Investors Rehab is a large investing company that buys and sells single family residential properties in NC and SC. We currently wholesale about 5-10 houses a month. We have a fast paced, results oriented fun atmosphere.

JOB TITLE
Closing Manager (Administrative Assistant) Transaction Coordinator

JOB OVERVIEW
We are looking for a rock star administrative assistant that is a detail oriented, high energy "git er dun" kind of person to handle the Closings for all our real estate transactions.

You do not need experience in real estate to apply however previous paralegal, loan processing, transaction coordinator or real estate experience helpful but not required.

You do need a track record of being a detail oriented administrative rock star and we will train for the rest. This is a full time position working in our office in Lake Wylie, SC near Carowinds.Most all of our closings are cash transactions, and we need someone that can push them through to closing in a timely manner. We typically close within 1-2 weeks from the date our properties go under contract.

EXPERIENCE:
Administrative office experience and/or executive assistance and/or office manager experience needed. Paralegal or loan processor experience handling closings is a plus.
Experience in working with an investor that wholesales properties is another plus.

Also experience in assisted living facility administrative administration also helpful.

Following up with attorney paralegal for status on title searches
Scheduling closings
Handling title issues with the attorney
Communication with buyers and sellers
Clearing items needed to acquire clear title if needed
Reading HUD1 closing statements (we still use them since no financing is involved)
Reading and understanding closing documents
Using Dropbox
Google Drive
Docusign/Right Signature
Preparing contracts and sending to sellers and buyers
Scheduling access to properties for inspection purposes
Keeping track of deadlines for inspection periods
Updating our CRM software (Podio) daily.
Communicating with our acquisition managers and sales people keeping them up to date on closings.
Helping with other admin duties as they may come up.
Helping clear contract clauses by gathering required documentation.
Review closing statements/documents for accuracy.

SALARY
This position Starts at around $15.00 - $18.00 per hour depending on administrative experience and track record. Plus multiple ways to earn bonuses.

Someone who can break records and set the pace for others while being humble and able to build relationships.

We are looking to add 2 people to our team of inside sales reps called Acquisition Managers. As an Acquisitions Manager you will be answering the phone from and returning calls to property owners wanting to sell their house as is fast for cash.
My name is Larry Goins and I am a real estate investor and author. I wholesale 7-12 houses a month and teach people how to flip houses too. I have written 2 books and we have done almost 1,000 transactions over the last 35 + years in 12 different states.

I dont really care what industry you have been in as long as you can close and do it honestly and ethically and build a relationship with the customer. I will train you on how to evaluate each house and how to buy houses over the phone.
You will be up and running very fast.

Starting out you will gather information from the seller over the phone and determine if it is a qualified seller lead. If so you will pass it to me and I will close it for you until you learn the business which will not take long. You will learn by listening to me close the sale with the seller for you. You will still get paid your full commission. More on pay structure in a minute.
You will need to have a good work ethic and stay on the phone making calls. We dial out through our computer so all you have to do is click a mouse to dial.

This is a great unique opportunity for the right person.

We provide you with all of the tools necessary to become successful. Including but not limited to: Leads, Office, desk, phone, computer, website, CRM, motivated seller leads, support staff and weekly training.
You will earn 10% on the net profit of the sale and our average net profit is $15,000 +. So the average commission would be $1,500.

We will pay you minimum wage OR 10% of the profit of each deal whichever is more. In other words, if you earn no commission then you are at least making minimum wage. But if you earn commissions that total more than minimum wage then you will receive the commission.

You should not need the minimum wage after 90 days.

Just 3 closings a month at $15,000 each is $4,500 per month which is $54,000 per year.

4 closings would potentially be $72,000
5 closings would potentially be $90,000
Full time 9-5 M-F in Lake Wylie, SC

This is NOT a remote working position.

You will have 90 days to prove yourself.

DO NOT reply if you would be happy with minimum wage.

As an Acquisitions Manager in your first year you should earn $36,000 - $90,000 or more as some have.

You must be honest, ethical, dependable, motivated and able to work and play well with others. No drama!

You also must be coachable. I will teach you how the real estate business works and how to value properties so you know how much to offer for a property.

You do NOT need any real estate experience.
